Gurgaon vs Noida – Where should you invest?

The NCR region is a hot property investment zone. Gurgaon and Noida have been favorite of developers, real estate speculators and home buyers alike for the past decade. The two property markets have their own advantages and disadvantages and are different from each other in several aspects.

Infrastructure

The social infrastructure in Noida and Gurgaon is on par. They have a mix of shopping complexes, marketplaces, multiplexes, high-end restaurants, international schools, hospitals and offices. When compared to Noida, Gurgaon, the hub of malls and other entertainment centers, has a higher cost of living.

In terms of better roads, drainage, water and sewage facilities, Noida scores higher than Gurgaon. The internal roads of Gurgaon are poorly constructed in comparison and frequently get flooded when it rains.

Safety

In terms of safety Noida is better placed than Gurgaon. Gurgaon inner streets are not well-lit and tend to be safety hazard. There is good street lighting and safety patrolling in Noida, making it more comfortable for citizens to move around at night. According to data, the crime index in Gurgaon is higher than in Noida. Noida is also fast becoming the preferred location for young people to move in and also for families in comparison to Gurgaon.

Connectivity

Both the cities have road and metro connectivity but in terms of better intra-connectivity, Noida is the better city. The metro is also being extended further in Noida to cover the Noida Expressway and the Greater Noida area. Apart from this the last mile connectivity with buses, auto rickshaws and taxis is better placed in Noida and also cheaper when compared to Gurgaon.

The Rapid Metro region of Noida only connects the main commercial areas and does not extend well into the residential areas of Gurgaon. There is also excessive congestion on the roads of Gurgaon due to construction of underpasses and flyovers. The progress of these projects has been quite slow thus making it inconvenient for the residents who drive through that area.

Compared to Noida, Gurgaon is closer to the airport, making it a preferred location for those who travel frequently.

Returns

If you are looking for affordable housing in good gated communities then Noida is the place to invest. But in terms of rental returns, Gurgaon has a higher yield than Noida. Both locations have a good supply of tenants thus making them a high demand area for small sized houses for rentals. The price appreciation along the metro line is better than any other locations in both the regions.

Property options

There are several property options in both locations. The 1BHK options start from Rs 24 lakhs onwards in Noida and Rs 50 lakhs onwards in Gurgaon. For a new family the Noida region is more affordable. Also, it has better gated communities for families in comparison to Gurgaon. Gurgaon is more expensive for a similar sized apartment.
